- Searching for a place to live
- Trash must be put out at the designated spot for your residence. Based on the type of trash, the collection day is different. Therefore, it is necessary to follow the rules. The different categories of trash are listed below. The way trash is divided and the number of times a month that it is collected differs by different areas. Information about the system is posted in your neighborhood. Please refer to that or ask at your local government office concerning the proper way handle trash.
- Contract
- At the time you go to search for a home, you will need to have your alien registration, your certificate of income, the name, address and place of work of your guarantor and his telephone number (The real estate agent will probably tell you in advance what you should have ready). After receiving an explanation of the contents of the contract, if everything is satisfactory, the contract can be finalized.
The amount of money necessary at the time contract is then finalized:
It is a good idea to have the equivalent of 6 month's rent available at the time the contract is to be finalized:
Rent (Monthly rent)
Key money at the time of contract (Paid to the landlord; Likely to be equivalent to 1 - 2 months of rent)
Deposit (Held by the landlord; Likely to be equivalent to 1 to 2 months of rent).
Note: When you move out, rent for any months in arrears will be subtracted and compensation for any damage will be subtracted and if anything is left, it will be returned).
Real estate agent's fee: This is money paid to the real estate. Ordinarily, it will be about the equivalent of one month's rent.
- Items to keep in mind when moving in
- Do not fall behind in paying your rent.
- Avoid making noise so loud that it bothers the neighbors.
- Do not make any changes to the house without permission in advance. Do not allow other persons to live there. Do not make arrangements for having other person pay part of the rent.
- If you plan to be away for a relatively long period, be sure to notify the owner of the house or the building supervisor of the apartment building.
- If you decide to move out before the contract has ended, you must give one month's notice in advance. If you move out without giving notice in advance you will lose the equivalent of one month's rent from your deposit.
